VACATION RENTAL - HOUSE RULES AND CONDITIONS

Thank you for choosing Master Vacation Homes to be part of your dream vacation! We will be more than happy to host you and your guests at one of our beautiful properties.

Below you will find the most important information regarding our house rules:

-We offer an express self-check-in! It means you can go directly to your vacation home.

-Your home has a keyless, time sensitive electronic lock. Therefore, there is no need to check in or go to our office.

-All our vacation homes are self-catering. That means the guest is responsible for shopping during their stay. For your convenience we provide a complimentary starter supply of toiletries, including:

1 dish sponge
1 dish detergent
1 roll of paper tower
1 roll of toilet paper per bathroom
1 small bar soap per bathroom
1 garbage bag per bin
1 extra toilet paper roll for your convenience
1 extra garbage bag
1 shampoo/conditioner/body wash set per bathroom
2 dishwashing capsules in the kitchen

-All bedding and bath towels are provided, however wash cloths are not provided for sanitary reasons. We recommend you to purchase or bring Beach/Pool towels as those are also not provided due to possible damage to the pool water or the possible removal of towels from the property.

-Pool heat is an optional amenity that’s offered to most of the properties available. It can be added to your reservation at a nightly rate of $35 USD with a minimum of 2 consecutive days. Once pool heat is requested and paid for by the guest, it will be turned on and set to 85ºF - 90ºF. Be aware that pool heat service paid after 4 PM will be turned on on the following day and that the pool may take 24 hours to reach its set temperature. No refunds will be given due to incremental weather.
Our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This way causes a temporary shut off of services automatically until the pump can regain its functionality efficiently.

-BBQ Grill - Most properties have a BBQ on site available to the guest at an additional one-time fee of $50 USD. We provide unlimited propane for the grill. Once BBQ access is requested and paid for by the guest a reservation specialist will provide you with an access code. No refunds will be given due to none use once access code has been provided and if reported that the BBQ was found used.

-Early arrivals and/or late departures MUST be requested 1 or 2 days in advance and will be subject to availability and applicable fees paid in advance.

-The maximum number of guests permitted to stay in the unit at any time is set by state and local ordinances and/or fire codes, and no exceptions can be made. Should Master Vacation Homes discover that occupancy is more than the unit's lawful permitted number of guests, a penalty will be applied; a NON REFUNDABLE eviction process will take place for breach of this Agreement. The maximum number of guests cannot exceed as determined by the listing at the time of rental - SUBJECT TO PENALTY.

-The property will be cleaned before your arrival and we kindly ask our guests to maintain the unit as its best condition.

-AIR CONDITIONING: We set A/C temperatures between 72ºF-78ºF and set to Auto/Cool position. Any lower setting will cause the A/C unit to freeze up, resulting in considerable damage to the unit - SUBJECT TO PENALTY.

-No pets or any kind of animals are allowed - SUBJECT TO PENALTY.

-Smoking in the premises is not allowed - SUBJECT TO PENALTY.

-No parties or events are permitted - SUBJECT TO PENALTY.

-There will be no refunds due to weather problems, early check-out, and interruption of any service due to maintenance problems that arise before or after guests' reservations.

-In case of incidents beyond our control, severe damage or sale of the property, Master Vacation Homes reserves the right to substitute the property to a similar or superior accommodation near the original one without further liability.

-Unfortunately, we cannot predict construction activities near our properties. We may not be able to notify the guests prior to arrival. There will be no refunds due to construction or renovations activity around the rental property. Resorts are not managed by Master Vacation Homes and any interruption in services by the resort such as clubhouse amenities and access are not the responsibility of Master Vacation Homes. No refunds will be given for this reason.

-When a guest checks out, the unit will be inspected by a member of the staff. If any damage not previously reported is found, the cost to fix or replace the damaged part shall be billed through the guest booking channel. The guest shall be charged the full amount for fixing or replacing the damaged part and/or item.

-Limitation of Liability and Hold Harmless: MASTER VACATION HOMES AND THE PROPERTY OWNER SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, PUNITIVE, OR CONSEQUENTIAL DAMAGES, OR ANY LOSSES OF ANY NATURE ARISING FROM THE SUBJECT MATTER OF THIS AGREEMENT. FURTHER, AND MORE SPECIFICALLY, MASTER VACATION HOMES, THE PROPERTY OWNER, AND ANY HOMEOWNERS ASSOCIATION SHALL NOT BE LIABLE FOR INJURIES OR OTHER DAMAGES INCURRED AS THE RESULT OF GUEST'S USE OF THE SWIMMING POOL. SWIMMING IS AT THE GUEST'S OWN RISK. CHILDREN MUST BE SUPERVISED AT ALL TIMES. ABSOLUTELY NO DIVING ALLOWED.

CUSTOMER SUPPORT: Any issues that our guests might encounter must be addressed by our company within 24 hours. During our business hours we have a team available to attend any guest requests. However our operational department will evaluate every case and prioritize the emergencies first, such as AC issues, water leaks, infestations of any kind, 911 related issues, power and water outage, and trouble with accessing the resort/house. Depending on the type of request, our customer service might ask for pictures to better address the problem. Only emergencies will be responded to between 5 PM and 8 AM.
The repairs may not happen within the proper time but Master Vacation Homes will make every effort possible to initiate the repair and call a technician or service provider for a solution.
